Abstract
Las viviendas de uso turístico (VUT) se han convertido en un fenómeno al alza en los últimos años, en especial tras la pandemia del COVID-19. Nacidas de la economía colaborativa, su naturaleza ha ido variando hasta constituirse como un elemento más del sistema capitalista imperante y ser fruto de grandes tensiones socioeconómicas por el mayor beneficio que deja a sus propietarios frente al alquiler tradicional, lo que ha reducido la oferta del mismo. A estos se suman problemas entre vecinos y turistas por comportamientos incívicos ante la falta de control de las VUT. En el caso de Cantabria, y su capital Santander, el fenómeno no es ajeno y ha ido creciendo rápidamente sin control hasta llevar a barrios y municipios completos a vivir procesos de gentrificación y turistifación. Este trabajo de Fin de Máster se centrará en la situación actual de Cantabria y Santander en cuánto a las VUT, su evolución y comparación con otras autonomías y municipios y la importancia de la legislación efectuada para paliar los efectos del fenómeno.
Vacation short-term rentals (STRs) have become an increasingly prominent phenomenon in recent years, particularly following the COVID-19 pandemic. Originating within the framework of the sharing economy, their nature has gradually evolved to become an integral component of the prevailing capitalist system. As a result, they have generated significant socio-economic tensions due to the higher profitability they offer property owners compared with traditional long-term rentals, thereby contributing to a reduction in the supply of residential housing for rent. Furthermore, conflicts between residents and tourists have emerged as a consequence of antisocial behaviour and the lack of effective regulation and oversight of these properties. In the case of Cantabria and its capital city, Santander, this phenomenon has likewise expanded rapidly and largely unchecked, leading entire neighbourhoods and municipalities to experience processes of gentrification and touristification. This Master's Dissertation examines the current situation of STRs in Cantabria and Santander, analysing their development over time and comparing it with that of other Spanish regions and municipalities. It also explores the importance of the legislative measures have been adopted to mitigate the adverse effects associated with this phenomenon.
